This stunning property 5 bedroom / 5 bathroom villa commands an imposing corner plot at the top of the prestigious area of Komurluk. Gemma Lycia boasts simply breathtaking views from every room and its expansive terraces. This is a truly impressive property which is designed to leverage its location and maximise the wonderful uninterrupted Kalkan views from every angle. Sunlight floods through to create a truly uplifting space.
The villa, over its three floors has numerous comfortable seating areas to relax and really does lend itself to family groups or groups of friends who can easily find their own space. There are 5 generously sized bedrooms each with their own balcony or terrace from which to take in the views.
There is both garage and on street parking.
The villa is fully air conditioned and has wifi throughout.
The outside space is expansive and the property can be entered either from a gate which opens directly onto the pool terrace or a side access which is especially useful for guests with more limited mobility.
The pool is large and is the centre piece of the wonderful main terrace. There are plenty of comfortable sunbeds and parasols and soft seating areas to relax and enjoy the uninterrupted views and the late sun which Komurluk offers. This main terrace also houses a built in BBQ. There is a large dining table to seat 10 guests as well as a bar area with outdoor kitchen and fridge.
The terrace goes into a wrap around and houses additional seating areas.
Ground Floor
As you enter the villa you are greeted with a large welcoming, bright open space which is home to a dining table and chairs for 8 guests, comfortable sofas, a small office area with a desk which leads to a well equipped kitchen at the rear to one side and cloakroom and downstairs wc to the other.
The kitchen has all you need from a holiday home with plenty of glassware, crockery, pots and pans and utensils. There is a dishwasher, oven and hob, microwave and large fridge freezer.
A lovely staircase takes you to the lower ground floor.
Lower Ground Floor
As you enter the lower ground floor you will find a comfortable seating area with TV.
There are 3 bedrooms at this level each with its own terrace. Each bedroom has plenty of wardrobe and storage space and en-suite shower rooms. One of the bedrooms has a super king bed and two of the rooms are twin bedded.
There is an additional wc on this level.
The laundry / utility rooms is also located on the lower ground floor with washing machine, iron, ironing board etc.
First Floor
As you ascend the staircase from the ground floor you are greeted with the third comfortable lounge area.
There is a wrap around balcony which takes in the entire first floor, giving both the master and second main bedroom their own balcony seating to enjoy the breathtaking views. Both bedrooms at this level have super king beds, plenty of wardrobe and storage space and en-suite bathrooms.
Please note this villa prefers a Saturday change over. There maybe some flexibility to this outside of high season (July and August).

A non-refundable deposit of 20% of the total booking together with a signed booking form is required to confirm a booking. The balance is due 10 weeks prior to arrival. A damages deposit of £350 is required 2 weeks before arrival. This deposit will be held and returned to you within 2 weeks of departure provided the property is left as it was found save any usual wear and tear.
